Sydney Auction Results and Clearance Rates

Whether you’re buying or selling a property, keeping an eye on the latest Sydney auction results and clearance rates can provide valuable insights into the market.

Why Auction Clearance Rates Matter

Auction clearance rates are one of  key indicators of the strength of the property market, reflecting both buyer demand and seller confidence. They can also offer insights into the broader economy and consumer sentiment. However, it’s essential to interpret these figures with caution, as they do not account for variations between different suburbs and property types across Sydney.  They also do not represent a full view of the market as they only represent properties sold at auction, and those results that are reported by real estate agents.

What Do Clearance Rates Tell Us?

Low Auction Clearance Rate → Buyer’s Market
A low clearance rate typically signals a buyer’s market, where the supply of properties is higher than demand. In this environment, buyers have more negotiating power, face less competition, and are more likely to secure properties at lower prices. Factors that can contribute to a lower clearance rate include:

  • Rising interest rates

  • Stricter lending conditions

  • Economic uncertainty

  • An oversupply of properties

A low clearance rate is usually considered to be below about 55%

High Auction Clearance Rate → Seller’s Market
A high clearance rate generally indicates a seller’s market, where buyer demand is greater than the number of properties available. This results in stronger competition, higher prices, and faster sales. Typical conditions in a sellers market include:

  • Low interest rates

  • Strong economic conditions

  • Limited stock / constrained supply

  • Fear of missing out (FOMO) driving urgency among buyers

A high clearance rate is usually considered to be 70% and above.

How Are Auction Clearance Rates Calculated?

The auction clearance rate is determined by dividing the total number of properties sold at auction (or just before/after)by the total number of reported auctions. Each week, this figure is compiled from real estate agents’ auction results, providing a snapshot (although somewhat limited) of current market conditions.

By understanding auction clearance rates, you can make informed decisions about the market strength—helping you navigate Sydney’s dynamic property market with confidence.
