Established in 1999, Homesearch Solutions is a fully Licensed Real Estate Buyers Agency. We were one of the first businesses in Sydney to assist the home and investment buyer in all aspects of their real estate purchase. Since then we have helped our clients from both within and outside Australia to locate a range of property, from apartments through to large free standing homes. We also service buyers of commercial and industrial property. Homesearch Solutions is ideally located to service the Eastern Suburbs, North Shore, Inner West and Northern Beaches. Purchasing a property by Private Treaty A Private Treaty sale is where a property is listed with a purchase price and is not subject to an auction. It is up to the purchaser to negotiate a mutually acceptable price with the selling agent or vendor (owner of the property). When a price & the sale terms are agreed you are said to have “offer & acceptance” to buy the property. The purchaser is then usually given a short period of time in which to conduct “due diligence” (unless done prior to the offer), which includes checking of the Contract of Sale by a solicitor or conveyancer, conducting building and pest reports, and undertaking strata inspections (for apartment purchases). August 2011 – Now is a good time to buy In our 12 years operating as buyers agents we have observed a general tendency to the “herd mentality” with property buyers. When property prices are strong and rising, buyers feel more confident and are sometimes panicked into a purchase, and are therefore active in the market only when competition is at its strongest and prices are rising. Conversely we see buyers leave the market when there is evidence of weakness, and when competition is at its lowest and there is a fear of falling prices. Logic suggests that the ideal time to buy is when others are not. The great profit makers throughout history of all markets (property, stocks, currencies & commodities) are usually the ones who buy in the downtimes and then sell in the boom.
