Our Property Search Service is our premium service.  It’s also our most popular.  It covers every aspect of your property purchase – from the initial briefing, right until the keys are yours.

This service is for buyers who want to be assured they are purchasing the very best property within their budget in their suburb of choice.  It’s for buyers who are unsure of the market, overwhelmed with the process, or stressed at making the most significant financial decision of their lives.

We offer the home and investment buyer peace of mind and the very best professional representation.

What’s Included in the Property Search Service?

  • Initial consultation and briefing session

    We’ll start with a comprehensive briefing and advice session.  We’ll discuss where you are looking to buy, your requirements and determine what is achievable with your budget.

  • Search

    After we’ve established your criteria, we’ll get straight to work researching and searching for available properties.

    We will:

    • contact our network of real estate agents to uncover off-market listings as well as properties that haven’t hit the market yet.
    • search all publicly advertised properties – listed on, and agent websites.
  • Shortlist and inspect

    We will give you a full brief of each property on the market meeting your requirements.

    We’ll shortlist the best properties and we’ll start the inspection process.

  • Appraisal and pricing analysis

    We’ll take extensive photographs and video (internal & external), examine floor plans, and evaluate each property of interest providing a thorough examination of the positives & the negatives for each property.

    We’ll examine all recent comparable sales and conduct a pricing analysis to establish a realistic price guide for the property in the current market.

    Our industry database

    Homesearch Solutions has premium subscription access to the APM Pricefinder.   This gives you access to the following vital information:

    1. Full ownership and sales history of all properties
    2. The advertising history of all listings.  This will include the length of time the property has been on the market, agent details and advertised pricing details and changes
    3. Sales history of all recent comparable sales, with photographs, archived web sites and other details
    4. Aerial photographs of properties so that you can clearly see the location and surrounds
    5. Suburb maps with the location of schools, shops and other amenities
    6. Demographic details of each suburb
    7. ABS graphs and charts of the median price movements over recent years for each suburb

    You will have access to more comprehensive information than other buyers.  This will enable you to make confident pricing decisions,  and ensure that you do not overpay in the current market.

  • Due diligence

    Due diligence is an essential task for any property purchase.  Our thorough investigations will uncover any potential facts or risks that you need to be aware of.

    We’re experts at being able to get what’s required done quickly including:

    • reviewing the Contract of Sale with your conveyancer or solicitor
    • arranging building & pest inspections
    • arranging strata inspections
    • liaising with your finance company if required
  • Negotiation or auction bidding

    Whatever the method of sale, we’ll determine the best strategy for a successful outcome.

    We will negotiate the best possible price with the selling agent –  for silent listings,  private treaty sales,  pre-auction offers or post-auction negotiations.

    If the property is proceeding to auction, we’ll use our extensive expertise to bid for you.

    Our objective is always to purchase your property at the lowest price and with the most favourable terms.

  • Signing of contracts

    We’ve organised hundreds of property purchases over the years, and we understand that haste is often the difference between success and being gazumped.

    Once your offer has been accepted by the vendor, we’ll

    • ensure that the conveyancers/solicitors have agreed to any contract changes in writing
    • organise the collection of your deposit cheque
    • collect your signature(s) on the Contract of Sale
    • facilitate the exchange of contracts
  • Other services

    We can also arrange architects for renovation and building advice if required.

    After exchange of contracts we will keep in touch to offer any other assistance needed until final settlement.

    We can attend the final pre-settlement inspection if required, and can also assist with appointing the best property managers for investment buyers.

    The cost of these services are not included in our service fee and are payable direct.  Please note that we receive no remuneration from any of these third party service providers.

Property Search Service Fees

Our fees are transparent and there are no nasty surprises.  You will receive a fixed quote in writing before you sign up to our Property Search Service.

The Fees for the Property Search Service will come in 2 stages:

  • A non-refundable retainer to engage our services. This is to cover our initial and ongoing time and costs in the search
  • A final success fee, which is payable only when you have purchased a property. This is due when contracts have been exchanged on your property.
