What will your budget buy you in Double Bay ?

Double Bay is a vibrant harbourside suburb in Sydney’s Eastern Suburbs, and an area we are recommending to our investor clients for further capital growth potential.

Located only 4km East of the CBD, it offers easy transport access to the city via bus and ferry, and also the train from nearby Edgecliff Station. It is directly between two of Australia’s most expensive suburbs, Point Piper and Darling Point.  Local facilities are fabulous, with a well developed shopping centre around New South Head Rd and Knox St, and includes many other appealing amenities.

Double Bay temporarily declined in 2004 following the opening of Westfield Bondi Junction, which encouraged many shops to relocate and the closing of Village Cinema. However in recent years it has re-invented itself as more of a premium residential village, together with small commercial buildings and boutique retail.

Recent changes in Double Bay have included the modern Woolworths Shopping Centre in Kiaora Road and the Council Library, and also the re-opening of the Intercontinental Hotel in Cross St. Many new apartment complexes have been built, and more are currently in the planning stage.

A variety of restaurants and cafes line New South Head Rd, and Bay, Knox and Cross Streets. There are also the two well known Double Bay pubs, The Sheaf and The Royal Oak.

Schools include Double Bay Public School, with Cranbrook and Ascham nearby.

There are two parks, being Steyne Park on the harbour and next to the ferry, and Guilfoyle Park which hosts the weekly Organic Food Markets every Thursday. There are some narrow harbour beaches near the ferry, and the Murray Rose harbour pool.

Double Bay housing is largely apartments at around 74% of all dwelling types. The remainder are houses (15%), and semi detached/townhouses at around 10%.  Double Bay has some of Australia’s most expensive housing. According to realestate.com.au the current median house price is $3,960,000 and unit price is $1,397,500 (12 months until July 2017).
 
For those with a budget of under $1,000,000 your options are very limited. As of August 2107, only 7 properties have sold under this price level and all of them have been small apartments.

This unit has one bedroom, a bathroom and no parking. It’s in an art deco building and a short walk to Double Bay and the harbour. The unit is well presented.

At this price level you will get one bedroom units or possibly a two bedroom on a main road like New South Head Road.

2/26 Stafford Street – $820,000 – March 2017
This unit has one bedroom and a bathroom with no parking. It’s in an Art Deco building of only 12 located in a quiet area close to the harbour. It’s a well presented unit.

84/177 Bellevue Road   – $820,500 – May 2017

This apartment is in Colebrook and has lovely views over Double Bay, one bedroom, bathroom and parking for one car. It’s clean and tidy but the interiors are not attractive and the unit could do with some renovating. The building has a swimming pool.

A budget of $1,000,000 to $1,500,000

At this level you will still be purchasing an apartment but it will be larger and in better condition and with higher quality finishes. Apartments at the lower end will most likely not have parking.
