1. Full Property Search Service
This service covers all aspects of the property purchasing process, including:
The Property Search
- Comprehensive briefing and advice session. We will be able to assist you to establish what is possible with your budget
- Research – email and telephoning of requirements to all local selling agents & utilising contacts to uncover any unadvertised listings, and properties that will soon be publicly listed
- Property inspections – a full regular brief of all properties covered is given, and only those suitable are recommended for viewing. Photographs (internal, external & aerial), floor plans, database files and websites will be included where possible.
Estimation of Market Value and Appraisal
Through our on line databases we will examine all recent comparable sales, and together with our professional knowledge of the market we give an appraisal of our estimate of the value of each potential purchase. This will also include us highlighting what we perceive as the positives and negatives of the property, following our own investigations and due diligence.
Importantly Homesearch Solutions has premium subscription access to Australian Property Monitors (APM) Databases, which gives us information on the following:
- A full ownership and sales history of all Sydney Metropolitan properties with comprehensive details
- The advertising history of all listings, providing details on the amount of time that each property has been on the market, and the different agents and prices that the property has been marketed with. This information can be particularly useful for negotiation purposes
- Sales history of all recent comparable sales that may be relevant to a prospective purchase, with photographs, archived web sites and details
- Aerial photographs of properties with drawn boundaries, so that you can clearly see the location and surrounds
- Suburb maps with the location of amenities, schools, shops etc
- Demographic details of each suburb
- ABS graphs and charts of the median price movements over recent years for each suburb
- The provision of this property database information means that you will be able to purchase your property with far more information than most other buyers, and therefore more confidence in making the right decisions about pricing
Negotiation or Auction
Homesearch Solutions will negotiate the best possible price on a purchase for either a private treaty, a pre auction or post auction sale. We know all the tricks that selling agents use to sell a property and are able to counter the sales talk with professional negotiation strategies to get the best terms (ie convenient settlement period, contract changes) and the lowest possible price for our clients.
We have extensive experience bidding at auction, thereby reducing the stress of the experience, and we will bid with the aim of saving you as much money as possible.
Exchange of Contracts
Once we have been able to negotiate a deal and offer and acceptance has been given, it requires great skill and efficiency to be able to get everything organised in order to exchange contracts quickly. We are very experienced at being able to get all the due diligence organised quickly including : building & pest inspections, strata inspections, finance companies informed, deposit cheques collected, getting signatures on contracts, and importantly ensuring that conveyancers and solicitors agree to the contract terms with as little delay as possible. Having organised hundreds of property purchases over the years, we understand the legal requirements involved in changes to contract clauses and finalising exchange of contracts, and thereby reducing the risk of our clients being gazumped.
Other Services
Homesearch Solutions will also organise reputable building and pest inspections, strata reports for apartment purchases, and arrange delivery of the Sale Contract to a Solicitor or Conveyancer. We can also arrange architects for renovation and building advice if required. Please note that we receive no remuneration from any of these third party service providers.
After exchange of contracts we keep in touch to offer any other assistance needed until final settlement. We can attend the final pre-settlement inspection if required, and can also assist with services such as removals, furnishings and property management for investment buyers.
Fees
Our charges for the full property search service will come in 2 stages :
- Non refundable retainer to engage our services. This is to cover our initial costs incurred with the search and ensures that we have a committed buyer.
- Final success fee – this amount is only payable if we are successful in securing you a property (ie exchange of contracts). Quotes will vary depending on : budget, number of suburbs in the search, type of property, and complexity of the search. Our quote will be a fixed amount (rather than a commission) as we believe that we should not profit from you paying a higher price for a property, and also so that you can accurately budget for our expense. However if you would prefer that we work on a commission of the final purchase price, then we are happy to accommodate that system as well.

2. The Auction Bidding Service
Homesearch Solutions offers a special auction bidding service for those who have located a property themselves but would like us to do the bidding on their behalf.
Advantages of this service:
- Removes the Stress of the Auction and Saves you MoneyAs well as taking the stress out of purchasing a property at an auction, we can save our clients thousands of dollars by understanding all of the tricks of the auction room, and by being able to give confident professional bids. By appointing us you will remove the temptation to overbid based on emotion and being caught up in the frenzy, rather than keeping to the market value.
- Resolves the Confidentiality Issues associated with the Bidding RegisterOne way around having your name disclosed on the Bidding Register is to employ Homesearch Solutions to do the bidding on your behalf, by giving a strictly limited Power of Attorney. Under these circumstances Homesearch Solutions will only have to put our name on the register and not the actual buyer’s name, which will maintain confidentiality. The terms of the Power of Attorney can be as specific and limited as the buyer wants, such as keeping it to a particular property on a set date, and also be subject to a separate letter which states the bidding limit.People that may be inclined to use this system are: buyers who have made rejected pre-auction offers and who want to remain anonymous to the selling agent at the auction, high profile community members, those intimidated by the auction room, and also people concerned about selling agents having access to the register.
Fees
Successful Attendance $1,100.00 (inc GST)
Attendance without Success $550.00 (inc GST)
3. Property Appraisal Reports
This option is for those who would like to engage Homesearch Solutions to give an independent professional appraisal or second opinion on a specific property that has been located by you.
Our Property Appraisal Reports will include the following:
- Inspection of the property & surrounds, and record with digital photography
- Checking and analysis of Australian Property Monitors (APM) Databases for recent comparable sales
- General investigations regarding the property with the selling agent and other sources
- Checks with the local council on target property and also neighbouring development applications (DA’s)
Written report detailing :
- Descriptions of all areas of the property
- Giving an opinion on the positives & negatives
- Providing a summary and analysis of a reasonable value to pay for the property, and what it is worth in the current market
- Digital and aerial photographs
- The advertising history of the property including changes in pricing and agents since it was first listed
- Historical median price statistics of the suburb
- Suburb demographics
- Comparable recent sales & other current listings.
Fees
Property Appraisal Reports start at $550 (inc GST) for certain units, and higher for houses depending on the value and complexity.
4. Negotiation Assistance
This is where the property has been located by you and we conduct the negotiations on your behalf. We will try and negotiate the lowest possible price and best terms (ie settlement period, contract inclusions etc) for our clients.
Fees
We normally charge a fixed amount based around the intended purchase price, and work on a success base only (ie no upfront retainer fees). We can also work on the basis of a commission of amounts saved from the asking price on private treaty sales.
